Oluyinka Olumide, the Commissioner for Physical Planning and Urban Development in Lagos, has revealed that a significant 80% of buildings in the Ibeju Lekki-Epe area lack government approval. This disclosure highlights a concerning trend of non-compliance with regulations within the region.
During an interview with journalists, Olumide highlighted the difficulties in obtaining government approval for property development and expressed frustration at developers and property owners bypassing proper procedures.
Olumide mentioned recent visits to the Ibeju Lekki and Epe axis, where numerous estates were found to be lacking approval. He estimated that over 80% of these estates did not have the necessary government clearance.
He explained the complex process involved in obtaining approval, stressing the importance of adhering to zoning regulations. This includes obtaining planning information, acquiring fence permits, and securing layout permits. Despite these requirements, many developers still proceed with construction without proper authorization, leading to issues such as unauthorized advertising and sales of properties.
Olumide emphasized the risks associated with purchasing land without proper knowledge or approval, particularly for individuals abroad who may be unaware of zoning regulations or property status.
